Structure
- Cement – 43 & 53 Grade – OPC/PPC – Client’s preferred brand.
- Sand – M sand for Concrete, Block masondry, SSM & Tile works & P sand for Internal & External plastering works.
- Steel – TMT bar Fe 550/550D – India Gold/Prime Gold or equalent brand
- Coarse Agreegate (Jelly) – 12mm, 20mm for RCC & 40mm PCC works.
- Concrete Solid Blocks – Hydraulic pressed – 6″ tk for external & 4″tk for internal walls.
- Each square foot building will be used 3KG of Reinforcement steel for the construction.
- An underground sump shall be provided with the capacity of 8000 liters. The bottom of the sump will be PCC bed concrete with 4″tk and construct the 6″tk of solid block masonry wall and RCC top cover slab with 6″ tk. And providing manhole of size 2’x2′ with FRP cover. The inside of the wall shall be provided with chicken mesh plastering added the waterproofing chemicals.
- Vertical Joint mesh shall be used for all the Columns & Wall junctions.
- M20 grade of concrete using for the RCC structures.
- Roof height is 10’0″ from the floor finish level to floor finish level.
Kitchen & Utility
- Stainless steel (SS) sink with ISI brand will be provided in the kitchen of size 24″x18″x10″ with grade of SS-304 and worth of Rs.2500 per kitchen.
- A sink tap from either Jaquar or Parryware will be installed at a cost of Rs. 850.
- Plumbing inlet & outlet provision for the kitchen sink.
- Plumbing inlet provision for water purification near the kitchen sink.
- Kitchen granite platform with 20mm tk will be provided on the counter top and price of Rs.150/Sq.ft. including GST.
- Provide the 6″ dia hole for chimney provision.
- Kitchen wall tile dadoing will be provided above the granite counter with glazed ceramic tiles for the height of 2′ only and cost upto Rs.40/Sq.ft.
- Plumbing inlet & outlet provision for the Washing machine at utility area.
- Utility area shall be provided with a water inlet tap point and one floor trap point to drainout water.
- For every 1,000 square feet of built-up area, one kitchen with a maximum construction size of 60 square feet will be provided. Any additional or larger kitchen will incur extra charges on a pro-rata basis.
Bathroom
- Plumbing internal water lines will be concealed in the wall with CPVC pipes with all necessary fittings of Ashirvad / Supreme make or equivalent.
- Plumbing provision for the Geyser & Solar point to the each bathroom with in the area.
- Sanitary and sewage pipe lines are PVC with all necessary fittings of Supreme / Prince make or equivalent.
- Sanitary fittings will be Hindware and CP fittings will be Jaquar make and cost upto Rs.22,000 per Bathroom.
- External vertical pipe lines are will be fixed on the GI wall brackets.
- Provision for exhaust fan shall be provided.
- Bathroom door will be WPC material (Frame & Shutter).
- The bathroom floor will undergo professional waterproofing, which includes a warranty of 10 years.
- Bathroom flooring with anti-skid tiles and cost upto 40/Sq.ft.
- Bathroom wall tile will be provided upto 7′ only with glazed ceramic tile and cost upto 40/Sq.ft.
- For every 1,000 square feet of constructed area, a bathroom with a maximum size of 40 square feet will be included. Any additional bathrooms will incur extra charges calculated on a pro-rata basis.
Doors & Windows
- The total area of opening for windows and ventilators, including their frames, must not exceed 10% of the built-up area. Should this area increase beyond the specified limit, an additional charge will be incurred.
- The total area of opening for doors, including their frames, must not exceed 12% of the built-up area. Should this area increase beyond the specified limit, an additional charge will be incurred.
- The main door of size 3’6″x7’0″, frame & shutter shall be made of Ghana Teak with wood section of size 4″x5″ with fully panneled shutter shall be 32mm thick and polished upto Rs.35,000 including door Hardware & Lock (Rs.3,500).
- The above specification for one main door for residence of Duplex or each floor only. For rental (multiple) units, membrane/flush doors will be provided.
- Internal bedroom doors of size 3’0″x7’0″ shall be made of Red sal wood frame of section size 3″x5″ and shutter shall be Laminated doors upto Rs.12,000 including door Hardware & Lock (Rs.1000 per door).
- Bathroom doors of size 2’6″x7’0″ shall be WPC material. The frame of section size 3″x4″ upto Rs.7,000 including all necessary hardware.
- Windows and Ventilators* are UPVC with glass and musquito mesh shutters (2.5 track with one mesh) worth Rs.450 per Sq.ft. including the frames and fixtures.
- Windows and Ventilators grill shall be provided upto Rs.140 per Sq.ft. with the thickness of 10mm square rod and spacing of 100mm.
Painting
- The internal walls and ceiling shall be painted with 2 coats of putty, 1 coat of primer and 2 coats of tractor emulsion or equivalent. (Asian paints/Birla opus paints)
- The external walls will be 1 coat of primer and 2 coats of ACE exterior emulsion or equivalent. (Asian paints/Birla opus paints)
- All MS grills and railings shall be painted with red oxide primer and final coat of enamel paint.
- Paint colours are choice of owner’s without any additional charges.
Fabrication
- MS Railing for the staircase without glass.
- Ms Railing for the Balcony without glass upto 15 Rft. At each floor of minimum slab area of 1100 Sq.ft.
Flooring
- The flooring in the Living, Dining & Kitchen areas will feature 2’x4′ tiles, with a maximun cost of Rs.90/Sq.ft.
- The Bedroom areas will feature 2’x4′ tiles, with a maximun cost of Rs.60/Sq.ft.
- The flooring for the Utility, Bathroom, Balcony & Pooja (if applicable) area will conssist of tiles, with a maximum budget of Rs.40/sq.ft.
- Parking flooring will be Anti-skid tiles, with a maximum budget of Rs.40/Sq.ft.
- Skiting shall be of tiles with the height of 100mm (4″).
- Labour charges will be applicable if the tiles size is more than the our standards.
- All wet areas flooring shall be done with Epoxy grouting.
- All dry areas flooring shall be done with Cementitious grouting.
- Internal or External staircase riser and tread will be provided with the 20mm thick granite, with a maximum budget of Rs.70/Sq.ft.
Customisation
- For soil conditions that necessitate a specialized foundation design or require excavation deeper than 5’6″, an additional fee will be charged for each extra foot of depth. This fee is separate from any increased requirements for steel and concrete.
- Transportation of excavated earth is limited to the adjacent sides of the construction site. Backfilling must utilize only the excavated soil, while any backfilling that requires borrowed earth will incur additional charges for both the material and its transportation.
- In situations where space is limited and excavated soil cannot be stored on-site, it will be necessary to transport the soil off-site to facilitate construction. Consequently, any soil required for refilling will incur an additional charge.
- In the event of rocky terrain, additional charges will apply for excavation related to the foundation, sump and other excavation tasks.
- Excavation will be charged extra when encountered with water/loose soil/stone.
- Basement and retailing wall will be extra.
- Footings and column provision for additional floor will be charged extra.
- Two layers of SSM will be installed beneath the plinth beam for the peripheral walls of the building at the ground floor level. If require more than two layers will be charged extra as per cilent’s requirements.
- Any additional components, including pile foundations, eccentric footings, and retaining walls, will incur extra charges based on the structural drawings.
- If the site level is situated more than 6 inches below the road level, additional charges for filling will apply.
- Any increase in the finished floor level on the ground floor beyond 2 feet from the existing ground level will incur additional costs.
- Constructing of Septic tank, Rain harvesting pit & tank will be charged extra.
- Lift pit excavation & Concrete/Masondry wall will be additionally charged.
- Compound wall, Main gate & post is not included in package.
- In case of external staircase, headroom will be charged as per with package built-up area.
- Slab thickness more than 5” will be charged extra.
- Lofts inside rooms and kitchen will be charged extra.
- Additional charges will apply for the puja room’s door, window, vent, or slab, if relevant.
- Additional costs will apply for the installation, buffing, chamfering, nosing, and chemical treatment of Italian or Indian marble and granite.
- A service charge of 10% will be applicable for fixing/installing the items provided by the client.
- The responsibility for covering or barricading the neighboring building with tarpaulin or other materials falls to the owner.
- Platform for overhead tank is not included in the standard package and shall be charged based on the area and materials selected.
- Elevation charges will be applicable for the cladding/ grooves/ cuts/ projections or any other pure aesthetic elements.
- Additional charges will apply for elevations that incorporate materials such as CNC-cut jalli, RCC pergolas, and MS pergolas. Etc.,
- Dewatering during excavation or backfilling, if necessary, will be billed based on actual costs incurred.
- Each floor will be equipped with a single staircase. Any additional staircases requested will incur extra charges based on the provided staircase drawings.
- Pooja room wall tiles will be charged extra.
- Additional charges will apply for the use of adhesive (Roff cement) during tile installation.
- An additional charge will apply for the installation of a granite double patty adhered to the edge of a granite slab using Araldite adhesive.
- Earthing pit scope of owner.
- Main panel board shall be in the owner’s scope including road cutting charges and main cable from pole to panel board.
- An additional charge will apply for rainwater harvesting services.
- Strom water drain & slab works and Slopping concrete at entrance of front compound wall.
- Interior wood work, POP false ceiling and gas line are not included in the package.
- The client must designate a specific area for the construction of a labor and material shed within 50 feet of the construction site.
Client’s Benefits
- The design services for architectural, structural, 3D views, and service drawings are provided at no charge.
- Anti-termite soil treatment is provided at no cost, located just beneath the PCC concrete.
- The inclusion of the underground sump does not incur any additional costs.
- Pipe line provision in the sump for Cauvery water.
- The depth of the footing excavation will be adjusted to 5 feet 6 inches, an increase from the previously planned 5 feet, with no additional costs incurred.
- The parking floor level is set to range from 1 foot to 1 foot 6 inches above the existing road level.
- The ground floor level is set to range from 1 foot 6 inches to 2 feet above the existing road level.
- We will provide a continuous lintel across the entire walls at a height of 7 feet, rather than using a cut lintel, and this will incur no additional charges.
- The choice of cement brand by the owner is made without incurring any additional costs.
- A provision for a T-shaped L-angle frame is to be installed on the terrace for the purpose of drying clothes.
- The owner has the option to select wall paint colors at no additional cost.
- A complimentary nameplate measuring 1’6″ by 1’0″ will be provided.
Other Terms & Conditions
- The plan and specifications have been thoroughly reviewed and finalized between the owner and the contractor.
- Any upgrade or change in material requested by the Owner shall be charged additionally.
- Any item, activity, or specification not included in the package will incur additional charges. These costs will be determined based on a rate analysis at the time of the agreement or execution.
- The colours in the images shown in 3D may not match to accuracy in original.
- Owner will provide water and electricity for the construction at free of cost (i.e. temporary connections and the bill will be paid by the owner).
- All Government espenses, approvals, sanctions, deposits shall be borne by the owner.
- Owner shall pay the contractor in instalments as set forth. In the evevnt any instalment is not paid due, the contractor may stop the work until payment is made.
- In case any dispute of difference arise between the parties, the same dispute should be mutually solved by interpreting the difference and solve the same.
- If any neighbor issues must be handled by the client.
- In the event of any delays on the client side or if the duration extends, the client will only be responsible for overhead charges if the cost of materials increases by more than 3%.

- A sink mixer (Hot & Cold) from either Jaquar or Parryware will be installed at a cost of Rs.1800.
- Plumbing inlet & outlet provision for the kitchen sink.
- Plumbing inlet provision for water purification near the kitchen sink.
- Kitchen granite platform with 20mm tk will be provided on the counter top and price of Rs.190/Sq.ft. including GST.
- Provide the 6″ dia hole for chimney provision.
- Kitchen wall tile dadoing will be provided above the granite counter with glazed ceramic tiles for the height of 4′ only and cost upto Rs.50/Sq.ft.
- Plumbing inlet & outlet provision for the Washing machine at utility area.
- Utility area shall be provided with a water inlet tap point and one floor trap point to drainout water.
- For every 1,000 square feet of built-up area, one kitchen with a maximum construction size of 100 square feet will be provided. Any additional or larger kitchen will incur extra charges on a pro-rata basis.
Bathroom
- Plumbing internal water lines will be concealed in the wall with CPVC pipes with all necessary fittings of Ashirvad / Supreme make or equivalent.
- Plumbing provision for the Geyser & Solar point to the each bathroom with in the area.
- Sanitary and sewage pipe lines are PVC with all necessary fittings of Supreme / Prince make or equivalent.
- Sanitary fittings will be Hindware and CP fittings will be Jaquar make and cost upto Rs.30,000 per Bathroom.
- External vertical pipe lines are will be fixed on the GI wall brackets.
- Provision for exhaust fan shall be provided.
- Bathroom door will be WPC material (Frame & Shutter).
- The bathroom floor will undergo professional waterproofing, which includes a warranty of 10 years.
- Bathroom flooring with anti-skid tiles and cost upto 50/Sq.ft.
- Bathroom wall tile will be provided upto ceiling height (10′) with glazed ceramic tile and cost upto 50/Sq.ft.
- For every 1,000 square feet of constructed area, a bathroom with a maximum size of 60 square feet will be included. Any additional bathrooms will incur extra charges calculated on a pro-rata basis.
Doors & Windows
- The total area of opening for windows and ventilators, including their frames, must not exceed 15% of the built-up area. Should this area increase beyond the specified limit, an additional charge will be incurred.

- The main door of size 3’6″x7’0″, frame & shutter shall be made of Barma Border Teak with wood section of size 4″x5″ with fully panneled shutter shall be 32mm thick and polished upto Rs.47,000 including door Hardware & Lock (Rs.5,000).
- The above specification for one main door for residence of Duplex or each floor only. For rental (multiple) units, membrane/flush doors will be provided.
- Internal bedroom doors of size 3’0″x7’0″ shall be made of Red sal wood frame of section size 3″x5″ and shutter shall be Laminated doors upto Rs.15,000 including door Hardware & Lock (Rs.1500 per door).
- Bathroom doors of size 2’6″x7’0″ shall be WPC material. The frame of section size 3″x4″ upto Rs.7,000 including all necessary hardware.
- Windows and Ventilators* are UPVC with glass and musquito mesh shutters (2.5 track with one mesh) worth Rs.650 per Sq.ft. including the frames and fixtures.
- Windows and Ventilators grill shall be provided upto Rs.180 per Sq.ft. with the thickness of 12mm square rod and spacing of 100mm.
Painting
- The internal walls and ceiling shall be painted with 2 coats of putty, 1 coat of primer and 2 coats of premium emulsion or equivalent. (Asian paints/Birla opus paints)
- The external walls will be 1 coat of primer and 2 coats of APEX exterior emulsion or equivalent. (Asian paints/Birla opus paints)
- All MS grills and railings shall be painted with zinc chromate yellow primer and final coat of enamel paint.
- Paint colours are choice of owner’s without any additional charges.
- Damp proof paint shall be done on the floor at terrace.
Fabrication
- MS Railing for the staircase without glass.
- SS Railings with 304 grade for the Balcony with glass upto 20 Rft. At each floor of minimum slab area of 1100 Sq.ft.
Flooring
- The flooring in the Living, Dining & Kitchen areas will feature 2’x4′ tiles, with a maximun cost of Rs.150/Sq.ft.
- The Bedroom areas will feature 2’x4′ tiles, with a maximun cost of Rs.80/Sq.ft.
- The flooring for the Utility, Bathroom, Balcony & Pooja (if applicable) area will conssist of tiles, with a maximum budget of Rs.50/sq.ft.
- Parking flooring will be Anti-skid tiles, with a maximum budget of Rs.50/Sq.ft.
- Skiting shall be of tiles with the height of 100mm (4″).
- Labour charges will be applicable if the tiles size is more than the our standards.
- All wet areas flooring shall be done with Epoxy grouting.
- All dry areas flooring shall be done with Cementitious grouting.
- Internal or External staircase riser and tread will be provided with the 20mm thick granite, with a maximum budget of Rs.100/Sq.ft.
Customisation
- For soil conditions that necessitate a specialized foundation design or require excavation deeper than 5’6″, an additional fee will be charged for each extra foot of depth. This fee is separate from any increased requirements for steel and concrete.
- Transportation of excavated earth is limited to the adjacent sides of the construction site. Backfilling must utilize only the excavated soil, while any backfilling that requires borrowed earth will incur additional charges for both the material and its transportation.
- In situations where space is limited and excavated soil cannot be stored on-site, it will be necessary to transport the soil off-site to facilitate construction. Consequently, any soil required for refilling will incur an additional charge.
- In the event of rocky terrain, additional charges will apply for excavation related to the foundation, sump and other excavation tasks.
- Excavation will be charged extra when encountered with water/loose soil/stone.
- Basement and retailing wall will be extra.
- Footings and column provision for additional floor will be charged extra.
- Two layers of SSM will be installed beneath the plinth beam for the peripheral walls of the building at the ground floor level. If require more than two layers will be charged extra as per cilent’s requirements.
- Any additional components, including pile foundations, eccentric footings, and retaining walls, will incur extra charges based on the structural drawings.
- If the site level is situated more than 6 inches below the road level, additional charges for filling will apply.
- Any increase in the finished floor level on the ground floor beyond 2 feet from the existing ground level will incur additional costs.
- Constructing of Septic tank, Rain harvesting pit & tank will be charged extra.
- Lift pit excavation & Concrete/Masondry wall will be additionally charged.
- The construction of a compound wall, main gate, and post will be provided at no additional cost for buildings with a height of G+3 floors.
- In case of external staircase, headroom will be charged as per with package built-up area.
- Slab thickness more than 5” will be charged extra.
- Lofts inside rooms and kitchen will be charged extra.
- Additional charges will apply for the puja room’s door, window, vent, or slab, if relevant.
- Additional costs will apply for the installation, buffing, chamfering, nosing, and chemical treatment of Italian or Indian marble and granite.
- A service charge of 10% will be applicable for fixing/installing the items provided by the client.
- The responsibility for covering or barricading the neighboring building with tarpaulin or other materials falls to the owner.
- Platform for overhead tank is not included in the standard package and shall be charged based on the area and materials selected.
- Elevation charges will be applicable for the cladding/ grooves/ cuts/ projections or any other pure aesthetic elements.
- Additional charges will apply for elevations that incorporate materials such as CNC-cut jalli, RCC pergolas, and MS pergolas. Etc.,
- Dewatering during excavation or backfilling, if necessary, will be billed based on actual costs incurred.
- Each floor will be equipped with a single staircase. Any additional staircases requested will incur extra charges based on the provided staircase drawings.
- Pooja room wall tiles will be charged extra.
- Additional charges will apply for the use of adhesive (Roff cement) during tile installation.
- An additional charge will apply for the installation of a granite double patty adhered to the edge of a granite slab using Araldite adhesive.
- Earthing pit scope of owner.
- Main panel board shall be in the owner’s scope including road cutting charges and main cable from pole to panel board.
- An additional charge will apply for rainwater harvesting services.
- Strom water drain & slab works and Slopping concrete at entrance of front compound wall.
- Interior wood work, POP false ceiling and gas line are not included in the package.
- The client must designate a specific area for the construction of a labor and material shed within 50 feet of the construction site.
Client’s Benefits
- The design services for architectural, structural, 3D views, and service drawings are provided at no charge.
- Anti-termite soil treatment is provided at no cost, located just beneath the PCC concrete.
- The inclusion of the underground sump does not incur any additional costs.
- Pipe line provision in the sump for Cauvery water.
- The depth of the footing excavation will be adjusted to 5 feet 6 inches, an increase from the previously planned 5 feet, with no additional costs incurred.
- The parking floor level is set to range from 1 foot to 1 foot 6 inches above the existing road level.
- The ground floor level is set to range from 1 foot 6 inches to 2 feet above the existing road level.
- We will provide a continuous lintel across the entire walls at a height of 7 feet, rather than using a cut lintel, and this will incur no additional charges.
- The choice of cement brand by the owner is made without incurring any additional costs.
- A provision for a T-shaped L-angle frame is to be installed on the terrace for the purpose of drying clothes.
- The owner has the option to select wall paint colors at no additional cost.
- A complimentary nameplate measuring 1’6″ by 1’0″ will be provided.
Other Terms & Conditions
- The plan and specifications have been thoroughly reviewed and finalized between the owner and the contractor.
- Any upgrade or change in material requested by the Owner shall be charged additionally.
- Any item, activity, or specification not included in the package will incur additional charges. These costs will be determined based on a rate analysis at the time of the agreement or execution.
- The colours in the images shown in 3D may not match to accuracy in original.
- Owner will provide water and electricity for the construction at free of cost (i.e. temporary connections and the bill will be paid by the owner).
- All Government espenses, approvals, sanctions, deposits shall be borne by the owner.
- Owner shall pay the contractor in instalments as set forth. In the evevnt any instalment is not paid due, the contractor may stop the work until payment is made.
- In case any dispute of difference arise between the parties, the same dispute should be mutually solved by interpreting the difference and solve the same.
- If any neighbor issues must be handled by the client.
- In the event of any delays on the client side or if the duration extends, the client will only be responsible for overhead charges if the cost of materials increases by more than 3%.
